Rental Criteria

Knightvest Management Rental Qualification

Thank you for choosing Knightvest Management to assist you in finding you new home. Our applicants are required to meet certain criteria before residing in our community. Below is a list of our qualification criteria. Prior to completing the application, please review the following standards to determine you eligibility.

Identification. Applicants must present a valid government issued photo identification card for each person 18 years or older that will be residing in the apartment.

Income. All applicants must have a combined gross income of 3.0 times the amount of the rental rate.

Rental History. 12 months of verifiable satisfactory rental history may be required. Lack of rental history may result in additional deposit or denial. 

Credit History. Our credit agency evaluates credit and rental history against indicators of future rent payment performance. Unacceptable findings may result in additional deposit or denial.

Criminal History. Investigate criminal background screening. Applicants may be denied due to criminal convictions or charges.

Occupancy. All dwelling units are permitted to have 2 occupants per bedroom. Exceptions can be made to anyone protected as familial status under Federal Fair Housing Guidelines. In this case, 2 persons per bedroom, plus one additional person in the apartment home.

Pets. Aggressive breeds are restricted.

Knightvest Management complies with federal, state and local fair housing laws. It is our policy to comply with all laws prohibiting discrimination based on race, color, national origin, sex, familial status, or disability and any other laws protecting other specific classes. Knightvest Management will allow Americans with Disabilities Act modification of existing premises for reasonable accommodation at the expense of the disabled person. Modifications must be restored at their own expense to the pre-modified condition.
